Congratulations, you have bought a house! But what happens next? From signing the final documents at the notary to arranging insurance and planning your move, there’s quite a bit to take care of. On this page, we’ll guide you through each step so you know exactly what to expect.

Step 1: Provide your personal details for the purchase agreement

After your offer has been accepted, you’ll receive confirmation from the selling agent. The first practical step is to provide your details for the purchase agreement. Your Move-account is now active, or you’ll receive an email with instructions on how to log in. The purchase agreement will be prepared using the information you provide in your Move-file.

Step 2: Signing the purchase agreement

The purchase agreement is a crucial document. You’ll soon receive a draft version for your review and approval. Feel free to go through it together with your estate agent.

    You’ve probably already started arranging your mortgage, but if not, quickly make an appointment with one of our advisers.

Step 3: Cooling-off period

You’ve signed the purchase agreement! From now on, the three-day cooling-off period begins. If two or three of those days fall on a Saturday, Sunday or public holiday, the period will be extended accordingly. Around public holidays, you can often find an overview of the adjusted dates on the NVM website. Please note: this cooling-off period applies only to the buyer.

Step 4: Waiting for completion

After the cooling-off period, it’s time to wait for the final handover at the notary’s office. This period can take several months, depending on the agreed completion date. That gives you plenty of time to arrange the important things for your new home:

Set up your gas, water and electricity

You can usually arrange your new utility contracts up to three months in advance and cancel your existing ones.

Check your insurance

Mortgage lenders require you to have proper home insurance in place at the time of completion.

Notify address changes

Think of:

Step 5: Final inspection & key handover

It’s an exciting day: you officially become the owner of your new home! Before meeting the sellers at the notary’s office, a final inspection takes place. This usually takes about half an hour. By carefully checking the property, you can avoid any issues later on. It’s also the perfect moment to exchange tips and tricks about the house with the seller. Your estate agent will prepare an inspection form, which includes details such as the meter readings. If everything looks good, it’s time to celebrate – with a glass of champagne!

Step 6: All moved in

You’re now living in your new home! Have you settled in already, or are you still busy renovating? Don’t forget that you might be able to claim money back on your tax return. Get in touch with us, our advisers will be happy to help.

Think of costs such as transfer tax, notary fees, buyer’s costs, valuation fees, NHG (National Mortgage Guarantee) costs, and possible advisory or brokerage fees.

That depends on the completion date. In most cases, you’ll pay your first monthly instalment at the end of the month following the key handover.

Once you’ve registered at your new address, you’ll automatically receive local tax assessments, such as sewerage charges, waste collection fees and in some areas water board taxes.

You automatically become a member. You’ll pay monthly service charges and have voting rights during the association meetings.

No, usually not. The notary will register the property directly with the Land Registry. Afterwards, you’ll receive both the deed of ownership and the mortgage deed.

Small jobs can usually be done without planning permission. For larger projects, such as extensions or dormer windows, a permit may be required.

For new-build homes, yes, usually through the developer or Woningborg guarantee scheme. For existing properties, the warranty generally only covers what’s stated in the purchase agreement, unless hidden defects are discovered after completion.

Yes, there are often national and local grant schemes, such as the ISDE subsidy for heat pumps, insulation or solar panels.
