Applying for a Mortgage as an Expat

Securing a mortgage in the Netherlands as an expat is entirely feasible, though certain conditions may apply. While there are no formal restrictions for non-Dutch citizens purchasing property or applying for a mortgage, lenders often assess individual circumstances to evaluate potential risks. Factors that might influence their decision include:

  • Recent commencement of employment
  • New residency in the area
  • Self-employment status
  • Lower income levels
  • Non-EU nationality

Dutch mortgage rates are currently notably low, with options to fix these rates for up to 20 or even 30 years. Typically, you may be eligible to borrow up to five times your gross annual income.

  • Linear Mortgage: This involves repaying the loan amount in equal monthly instalments, leading to full repayment by the end of the term. Each payment comprises a fixed principal amount and a decreasing interest portion, resulting in gradually lowering gross monthly payments. Consequently, if you qualify for tax deductions, the deductible amount will also decrease over time. Monthly payments may vary if the interest rate changes.
  • Annuity (Repayment) Mortgage: With this option, you pay a consistent amount each month throughout the mortgage term, divided between interest and principal repayment. Initially, the payments consist mainly of interest, with the principal portion increasing over time. This structure ensures full repayment by the end of the term. For those eligible for tax deductions, net monthly payments are lower at the start but gradually increase as the deductible interest decreases due to ongoing repayments.

Completion day
